BMI is an IICRC-approved certification that teaches professionals how to perform thorough moisture inspections of buildings — both inside and outside. 

The course emphasizes understanding a building as a dynamic system: environment, design, materials, occupancy, history, and use all factor into moisture behavior.

The inspection methodology is scientific and systematic: gather information, perform walk-throughs, hypothesize, test, inspect, document findings, and report conclusions.

What Certification Enables You To Do:

  • Identify root causes of moisture issues with scientific accuracy.
  • Perform non‑invasive moisture inspections using advanced tools.
  • Develop clear, evidence‑based reports for clients, insurers, or contractors.
  • Provide preventive recommendations to reduce future moisture or IAQ risks.


**Attention Students: As per the IICRC policy all live stream zoom courses require you to be present on camera and have audio throughout the session. Driving during a live stream course is strictly prohibited. Students that miss course time or are driving during class will forfeit their opportunity to write the exam per policy. Please ensure you sign in to zoom 15 - 20 minutes prior to  the start of training to check connectivity. Please note the start and end times, and the time zone for your booked course.

  • Building Science & Moisture Dynamics: thermodynamics, airflow, building‑envelope behavior, climate influences, and water movement.

  • Diagnostic Tools & Testing: moisture meters, thermal imaging/IR, hygrometers, psychrometrics, and ASTM‑aligned testing.

  • Building Assemblies & Failure Modes: construction methods, soil/grade impacts, drainage, ventilation, and common failure patterns.

  • Consequences of Moisture Issues: structural damage, mold risk, health impacts, and long‑term building degradation.

  • Inspection & Documentation Process: walkthroughs, hypothesis formation, testing, data collection, moisture mapping, and professional reporting.
